Why rental and care-only properties need different triggers while sharing a clear property record.

Let the operating model follow the property.
A holiday rental often starts its operational cycle with a reservation. A seasonal stay may need ongoing visits during a longer occupancy. A care-only property can need regular checks, maintenance and owner services while remaining empty. Treating every task as a booking consequence makes the third model unnecessarily difficult.
Keep the service agreement explicit.
For a care-only property, define the recurring visits, included checks, evidence requirements and approval limits in the management relationship. Assign work from those commitments. A visit should show why it exists and what its outcome means for the next person. The owner’s request belongs beside that record, rather than becoming a disconnected instruction.
Use shared context with different rules.
The property record can still connect owners, access, maintenance and approved costs across all operating models. Shared context does not require identical financial rules. Rental commission, recurring care charges and a one-off service expense should retain their own basis and the agreement version that applies.
- Rental stays and arrival preparation
- Seasonal occupancy and ongoing services
- Care visits without rental activity
A portfolio view should reveal responsibility.
Central operations needs to see the work and its responsible branch even when properties follow different schedules. A missing inspection or urgent maintenance issue should remain visible without forcing a fictional booking into the record. The resulting view is more useful when it can explain the property’s actual operating model.
Why Nidomera is being built this way.
The planned product supports holiday rentals, seasonal stays and care-only agreements within one agency portfolio. The property and service workflows are still in development. Discuss your portfolio structure in a guided session; current demonstrations cover identity and settings rather than completed operational journeys.
