Property Operations

What does “ready for arrival” actually mean?

A practical guide to distinguishing a completed clean from a property that is ready for the next guest.

Start with the arrival deadline.

Readiness is a decision about a specific arrival, not an abstract property status. Record the departure time, the next arrival window and any preparation requirements. A short window needs to be visible early enough for an operations coordinator to make a staffing decision. Keep the property and reservation context with the work so the field team does not have to reconstruct it from separate calendars.

Separate cleaning from inspection.

A cleaner can complete the assigned checklist and still identify a defect that prevents an arrival. Record cleaning completion separately from an inspection outcome. Define who is permitted to approve readiness and what evidence that person needs. This gives operations a meaningful distinction between work completed, work awaiting verification and a property approved for use.

  • Property-specific checklist completed
  • Required evidence attached
  • Inspection outcome recorded
  • Open defects assessed against the arrival

Give rework a clear owner.

When an inspection fails, describe the issue and what needs to change. Preserve the original evidence and assign the rework with a new deadline. A message saying “please fix” does not give the next person enough context. If the defect needs maintenance, connect the maintenance report to the inspection and make its impact on the arrival explicit.

Keep the handoff explainable.

The next team needs to know the current state and who made the decision. Record the release for arrival, any permitted restrictions and unresolved issues. Guest services should see what affects the guest while internal notes and owner financial details stay in their authorised views. A shared readiness record reduces the need to copy the same update across several chats.

How this informs Nidomera.

Nidomera’s planned field workflow separates assignment, cleaning completion, inspection, rework and readiness. These operational journeys remain in development. Current previews cover the identity and settings foundation; use a guided discussion to map your existing readiness process before treating any planned workflow as available.
